Haag Brown Buys Center for $4.4 Million ; Tacos 4 Life Coming to NLR
Haag Brown Commercial Real Estate & Development of Jonesboro announced this week that it has purchased the shopping center adjoining the Kroger Marketplace at Chenal Parkway and Kirk Road in west Little Rock for $4.4 million.
The seller was Kroger Ltd., and the transaction closed on Jan. 30. Kroger was previously housed in the shopping center before its current, adjoining store was built.
Parrish Taylor of CBRE in Memphis represented the buyer. Brian Whaley of CBRE represented the seller.
The shopping center sits on 5.72 acres and 15,272 SF of its 63,212 SF is unoccupied. The center’s current tenants are Marshall’s and Fit Factory.
Haag Brown said it has already accepted an agreement with a national retailer to occupy the vacant space and will announce the tenant in the coming weeks.
Tacos 4 Life Coming Soon
Haag Brown also announced this week that Tacos 4 Life, a Conway-based restaurant chain, is teaming up with Dillard’s Inc. to open a new location at McCain Mall off Highway 67 on Warden Road in North Little Rock.
Taco 4 Life entered into an agreement with Dillard’s Dollars Inc. to lease a 0.75-acre tract of land in front of the Dillard’s store in North Little Rock, at the Warden Road entrance to the mall. The opening of the new eatery has been scheduled for early fall.
Austin Samuelson, co-founder of the restaurant chain, said in a news release that the new location will “mark a new standard for Tacos 4 Life stores as it will be our newest prototype, bringing the latest technology that will lead to an even better customer experience.”
Haag Brown called the location a springboard for new expansion possibilities in Arkansas, Oklahoma, Texas and Tennessee. The company brokered the deal with Tacos 4 Life in North Little Rock and is handling the restaurant chain’s nationwide development.
